Tips for a Fast Sale

The surest way to sell your property quickly is to make sure that the property looks good!  Prepare your property before you list it for sale.

  • Does your property have good curb appeal?  First impressions are important, so make sure the grass is mowed and the hedges trimmed.  Pick up any debris in the yard and put bikes, wheelbarrows, rakes, etc. out of sight.  Still need some brightening up?  Plant some blooming flowers!

 

  • Inside the house, the most important thing you can do is get rid of clutter!  If you have an open house scheduled or if your property is being shown that day, take a look around your house and put any clutter out of sight.  That includes stacks of mail, books, magazines, piles of paperclips or ponytail holders, and anything else that might be sitting around that could detract from the positive features of your home.

 

  • Another strategy towards a quick sale is paint!  Outside the house, paint the shutters, the porch, the garage, and anything else that would benefit from some bright, fresh color.  Inside the house, paint the walls and woodwork.  It gives the house a fresh, new look as well as making it look clean!  If your walls don't need fresh paint, evaluate if the colors of your rooms would be pleasing to most other people.  If you have a room with bright neon pink colored walls, you might want to consider painting them a more neutral color.

 

  • Look at your carpet.  Has it seen better days?  If using a carpet cleaner is not going to make your floors look any more impressive, you may want to put new carpet down.  Other alternatives would be to take the carpet up and expose the lovely wood floors that lie beneath, or to make use of throw rugs to cover unsightly areas of the carpet.  Be careful with that, though.  It is illegal to knowingly conceal defects of the property.

 

  • Make sure your home looks sunny and bright!  Open the curtains, pull up the blinds, and for goodness sake, wash the windows!  You will be amazed at the difference it can make!
